WHO WE ARE
Eminere Ventures is a Bengaluru-based real estate consultancy and RERA-registered agent (RERA No: PRM/KA/RERA/1251/309/AG/250318/005539). We help end users and investors choose the right new-launch property in Bangalore and across Karnataka: apartments, villaments, penthouses, villas, plots and farmland.
WHY WE EXIST
New launches are loud. Every developer says their project is the best, every brochure looks perfect, and most buyers choose with half the facts. Many end up with the wrong location, the wrong price, a weak builder track record, or a loan structure they did not fully understand.
We started Eminere Ventures to put an honest expert on the buyer’s side of the table, before the money is committed.
WHERE WE COME FROM
Our founder, Mohammed Ilyas, comes from construction. He has worked for over four years as a construction contractor and project manager and has completed nine construction projects. That means we look at a project the way a builder does: how it is constructed, what the numbers really are, and where problems usually hide. We then pair that with data checks, so our advice rests on facts you can verify.

HOW WE WORK
- Free for you. Our shortlist, reports and guidance cost you nothing. We are typically paid by the developer, from their funds, when a purchase completes. You pay the developer’s price and nothing extra to us.
- Your decision, always. We give you information and our honest view. We never pressure you, and the final decision is yours.
- Honest about what we don’t know. If a project is not right for you, we will say so, even if that means no sale.
- Transparent. We tell you how we are paid, and we are registered with RERA so you can check us.
